I have been trying to resolve an issue regarding a flood insurance requirement on my home for the last 8 months. I have called at least 30 times and every time I must tell the entire story to the person to only then be transferred to a supervisor and then repeat my problem to them. They tell me they have all needed documents, and it should get resolved in 4-7 days. This never happens. I call back in a week, and it all starts over again. This has been the absolute worst experience of my life and I don't see an end. If you have an issue with BMO Harris I wish you better luck than I have had. I would not recommend the bank for anything.

Applied for a home equity loan. I have emailed Arthur Little 3 times and he has not repsonded. I have been a Harris bank customer for 25 years and the service gets worse every year. I’m ready to move all my accounts (checking and money market) to Alliant Credit union which has superb service and rates

I am a 25-year customer of BMO Harris I have tried to refinance my mortgage they've used bait and switch tactics where they advertised 2.75% rates, and then they come up with every exception in the world to make sure that my rate is three and a quarter I can't support that type of bad behavior. No loyalty to their customers.

Absolutely the worst Mortgage company I have ever dealt with. 43 hours on the phone and I still can't pay my mortgage online. Also I have owned multiple homes over the 33 years & I have never experienced anything so poor.

It is VERY hard to communicate with BMO harris bank. They do not answer emails and when calling, you are put on hold indefinitely. The only way to get any response is to go to Physical Branch and then they spend the whole time on the phone with their Corporate Headquarters because nobody at the branch has access to anything except seeing your account balance. I am members with several other banks and choosing BMO as my mortgage servicer was the worst decision I have ever made. They continue to apply my payments incorrectly and even paid the wrong home owners insurance company out of Escrow. When in the process of finalizing my home purchase, the banker I was working with quit and all documents I had provided to him "disappeared". Instead of telling me this, BMO simply did nothing and said it was my fault for not supplying the documents.

BMO Harris has the most unresponsive, uncommunicative loan officers of all time! I am a real estate agent. When a client comes to me with a BMO Harris preapproval and they tell me they want to stick with them, I cringe! I also ask them if they don't care about when the deal will close. I have never had a loan officer with any other company not answer or return my calls like this place! They inconvenience everyone involved in the transaction by having to delay things because of ineptitude. On my current deal with them, they didn't even get an appraiser out to the property until six days before the contracted closing date. Guess what won't be happening on time again! BMO Harris for mortgages is the WORST in the business!!!

I've obtained six mortgages in my lifetime. The problems I experienced in all of them combined were less than my most recent refinance experience with BMO Harris Bank. For starters, the bank failed to subjugate a lien from a previous smaller loan in my ex-wife's name, even though I had made that issue clear from the get-go. The title company made an error on Quit Claim Deed that I discovered during closing. I had cautioned the bank about that possible error (the previous title company had the property in a joint tenancy when it should have been a tenancy in common. The service from BMO mortgage representatives in Illinois was lousy. The loan agents and processors don't answer your emails (perhaps because that would make them accountable on paper). The bank eventually responded to the subjugation by increasing the loan amount so the loan could be paid off, something I begrudgingly paid (it was her loan) to get my ex off the deed. I asked them to mail a check. It has been nine days since closing and I still don't have a check. I am closing all my accounts with the bank.

I have 800+ credit rating. Everything about getting my mortgage was simple and easy. Downfall is that once they have you—beware, their online presence and ease of use is from 1999. Pure drek. Save yourself the trouble. I was told I could do everything online or from an app. Not so. Simple things that I could do with Citimortgage years ago is like a lightspeed invention to their terrible system. I used to be able to pay extra principal from any account I had, Bank of America, Ally, online. Have a standing extra payment—then switch what that amount would be. See how my loan would amortize given time and different early payment schemes. NONE OF THIS IS POSSIBLE with BMO Harris. To add insult to injury, some numbskull teller took my “Principal only” payment check—on which I WROTE that in the memo section, and personally TOLD her in english which she presumably understood—and made that my next month’s payment. HELLO, LADY? I was trying to reduce my monthly interest. That’s ON TOP of the fact that I have to physically show up to their branches with a paper check to do what I’m doing! I HATE their system. Even if the rate is decent—not worth this BS headache. Stay away. Go with Citimortgage.

We've been a customer for many years with multiple accounts. Getting our mortgage with them in 2016 is by far our biggest regret. It's honestly been THE WORST experience. Their customer service is non-existent, and when you do speak with them, there's "nothing they can do." We have been trying to pre-pay our principal every month, and EVERY MONTH we have to waste an hour or more on the phone to go through this MANUAL process. It's absolutely ridiculous. And then after you do it, you have to login and monitor your account over the next few days to make sure they applied it to principal and not interest. About 75% of the time, they get it wrong and you have to call back in and essentially start yelling. There is a checkbox on the payment coupons (who uses those anyway?) for applying extra payments towards principal. THIS PROCESS DOES NOT WORK! It's insane! I wish someone would file a class-action law suit against BMO because we would be all over that. They are literally ripping customers off with their mortgages.

I'm very skeptical of the hundreds of comment-less 5 star reviews that have apparently been left on this site and would suspect that this is BMO attempting to fight negative press. I would hope that they would counter this press with actual changes to their practices instead, but with the way they treat their customers it seems the whole culture at BMO is rotten.
I got my mortgage with BMO - as other commenters have mentioned the entire process was a disorganized mess. Customer service was nonexistent for the most basic of needs. I would have sworn that my "personal" mortgage banker was in another country from how difficult it seemingly was to get ahold of him - including in the week leading up to closing.
After getting the mortgage, though, I had another unpleasant surprise trying to set up automatic payments - BMO makes this virtually impossible, unlike most other banks. Having had a mortgage with both Chase and Fifth Third in the past, the process to set up automatic payments was fairly simple (even when, with my Fifth Third mortgage, I was paying from an external account at Chase). With BMO, there is nowhere to set up automatic payments online or over the phone. Whereas Chase or Fifth Third allowed me to set up direct withdrawals from my debit account by entering the account information online, with BMO you need to fax or mail only (and there is NO way of checking on the status of anything after having done so). For non-BMO accounts, you also need to include a voided check... and of course, after moving in my address on my checks no longer matched my current address. This had, in my lifetime, never been a problem prior to trying to set up automatic payments with BMO Harris. With the back-and-forth and having to order new checks (yes, you can also get an official letter from your bank for this purpose, which is as inconvenient as it sounds) it took months to set up automatic payments. I only narrowly avoided late fees several times and it was only then because I am very diligent about my finances.
I've worked in and around finance for many years. This kind of process is totally unnecessary to prevent fraud, and would be ineffective regardless - as if BMO would not be capable of verifying the information of someone whose mortgage it holds. If there was any need for this process BMO would not be the only bank doing it. The only conceivable reason for this runaround is to increase the risk of borrowers incurring late payments. BMO is just a shockingly consumer-unfriendly bank and I regret rewarding them with my business.
