Mutual of Omaha is a poor lender. Yes they give good rates and service to get you to borrow with them. Yes…initially….they do have a quality feel. Like so many people have said prior though…..MoO bundles and sells your loan to other lenders quickly. Mutual of Omaha will not be your lender for very long. If you don’t believe the testimonies then just ask Mutual of Omaha during the lending process. It is fantastic to be able to stay with and deal with a proven winner. Selling bundles of mortgages to unknown lenders is the stuff that 2008 was made of.
After a few days going back and forth make sure I was going to get what I needed, it didn’t happen. I was promised that the and of cash out was what I need for a major improvement on my property and was lied to that the final numbers was going to display the amount, and it it was not by $16,012. They stated that I was get the amount I was settling with and that became a BAIT AND SWITCH. Yes I lost my home inspection money, but I hate to be taken as a sucker.
The rate was pretty good, but they paperwork didnt match the final reality. Their paperwork indicated they would be servicing the loan themselves. It wasnt 5 days before I was sold and 30 days before I was sold again. The first time I was told, the 2nd time I was not. Selling the loan wasnt the problem, keeping my payment was. After making 4 mortgage payments, I found out that they had sold my account. They kept 1 mortgage payment and didnt give it to the new service company. This caused my account to become delinquent even though I had been making all payments.
Not sure why the reviews here are so negative, I checked the reviews from Zillow before I started the application, and they gave me the best experience I've ever had financing a property, and I've had more than a few over the years. I got 3 quotes and they were the cheapest. The banker stayed with me from start to finish rather than passing me off like most lenders do once the deal is started. He answered all my questions and we closed very quickly. I've been able to reach him after settlement for payment questions and the like as well. A+ job for customer service as far as I'm concerned.
wait until they sell your loan, then tell me how good they are at paperwork

I wasted 10 mins of my time then refused to give me 30yr fix rate over the phone saying I would need to do a hard credit check before getting one. If this is how they treat you before signing I can only imagine how they treat you once you're married to them.
I would give negative stars if possible. This is by far the most negative borrowing experience I have ever had. There was nothing but stalling, inability to get things done, and nit picking over my finances. They wasted five months of my time and did a lot of damage to my credit by asking me to pay off the only debt I have. This resulted in reducing my credit score by erasing many years worth of credit history with a vendor I have spent over a million dollars with. I ended up losing a contactor that I've waiter over a year to get to do the work on my home. I own two homes and three businesses with zero mortgages. This loan should have been a no brainer! My assets are twenty times what this loan was worth.
We're a Hardworking steel worker family, Refinance was supposed to be complete. l Called on the day they indicated closing...they couldn't help us after all... When I asked why.. I heard yeah, Sorry. Underwriting. Now we must scramble to find another company. Terrible! Dishonest and quite Shady!

MOH is an absolute awful mortgage company and servicer. Original refi occurred last year...got the rate I wanted, but the officer screwed up no less than 5 times during the process, cost me an extra $500 to extend the lock and closed at a lower dollar amount than I requested (his fault and I had emailed and written proof after he tried to blame me!). Then he tried to blame me for some internal office politics about getting him in trouble (completely unprofessional as I didn't reach out to anyone at the time). I finally just closed the loan to get my mortgage/rate and move on with my life. Then servicing got a hold of my loan and really screwed things up further...they overestimated my escrow at close and basically double dipped and took me 6 MONTHS of fighting them to get a refund of the escrow dollars that were mine. The customer service is just awful - not unexpected for a mortgage servicer, but this was overtly bad. Then, when they finally refunded my escrow and did an analysis, I come to find out a year later that they've been under-reserving my escrow and my total mortgage payment is going up 40%!!! Again, I understand I owe the money, but sure as heck seems like they don't know what they are doing. Mortgages *should* be 'set it and forget it. It's so regulated, it's hard to screw up this badly...but they've at least succeeded in one thing...winner of the worst award.
I was paired with an agent at Mutual of Omaha through Costco's Mortgage Program. This agent presented me with an attractive refinance offer with a generous lender credit. After my application was through, this agent then began to ignore me, on many different occasions. He ignored my emails and phone calls, and even went on vacation for a week and didn't inform me or pass me onto a colleague who could help me. He kept ignoring me all while I was desperately trying to get a rate lock in, and eventually his delays caused me to lock in at a higher interest rate and lower lender credit. Mutual of Omaha and Costco only offered a mediocre apology and offered a measly $500 refund, despite the fact that this experience will end up costing me thousands of dollars over the life of my loan.
Mutual of Omaha deservers ZERO stars for the awful experience I went through. That is all they deserve.
