My fellow Americans, Green card holders, and legal immigrants, I advise you not to do business with this predatory lender. In my opinion, it is the worst bank currently allowed to operate in our country. I encourage you to look at the reviews on various review sites and see for yourselves. Thousands of people have complained about this bank.
If you take out a home equity loan with them and miss just one payment due to life's mishaps, such as unemployment or inclement weather like a hurricane, they will rewrite your loan and attempt to take your home. This bank intentionally provides customers with a runaround and claims to assist you, all the while increasing your mortgage modification, if you choose to do one, and adding on fees, seemingly in hopes of taking your home. This is a regular practice for them.
If you call the bank, one representative will tell you one thing, and if you call back to speak to another about the same issue, you will get a completely different answer. Let this serve as a warning: if you want to safeguard your property, do not deal with this bank. They should not be allowed to have any type of business operations in the United States of America.
Before dealing with this bank, ensure you have explored other options. There are plenty of professional banks out there that are not in the business of taking someone's home or adding on fees in a deceptive manner. This is a dangerous Canadian bank, and I urge you to heed my warning. Do not do business with them, as you risk losing your home. They are not honest, and they will do all they can to acquire your property. To maintain ownership of your home, your sanity, and the hard work you have invested in your property, avoid doing business with this bank. They are dangerous.

Ridiculously slow! The underwriters ask for unrealistic requests. For example, they wanted me to pay off a small student loan, but I filled out a PSLF form, so it is not in my best interest to do so. I had a zero percent credit card that I have timed to pay off well in advance; they wanted me to pay that off too. That does not make sense for me. Keep in mind, I have perfect credit, earn a good income, and own income-generating properties. So slow, I would not go through them again. They approve you, then send it back to underwriting. I've signed closing papers three times, and it goes back. Now, going on two and a half months, it's back with underwriters again. I've started the process with a new company; whoever closes first will win my business.

If I could give it a 0 star I would. It started off easy, then they needed this and needed that and it just went on and on. We have our house in a trust when me and my wife pass on they said they needed to see that what a joke, we were only asking for $35,000 you might think we wanted a million. This bank is the worse I would never go to that bank for anything, the next thing they would ask for is my kids. Do not go to this bank for a loan

Completely MIA lending and processing team left me in limbo for weeks. Ended up closing two weeks ago, and I still have absolutely no clue how to access my funds or to use my HELOC. This bank is an absolute joke when it comes to customer support. Take your business absolutely anywhere else.

We were looking to get a Home Equity loan and was given the run around on the value of our home. You are not suppose to use date's of homes that are over six months old. No word from anyone until we inquired and inquired and made phone calls. We were given a low ball offer our loan with a higher interest rate. Since we did not sign the agreement we have not heard Boo from anyone associated with the loan process. We did not sign something that we know was not correct. So now we are nobody's and we will be shopping elsewhere.

Worst customer service of any other bank I've dealt with. No carry through. Every-time I call branch, there is never a manger on duty to assist. Wait times on phone are ridiculously long. They transfer you to numbers will full mailboxes. They make a multitude of errors.
