South State Bank Mortgage Rates

So, I have a mortgage with the bank and for some reason, I can't use the website to check the principal balance, or anything related to the loan. The website balks and says, 'Your account number is too short.' The bank should have a better handle on their technology.

By far the worst experience we have ever had with a bank! We used SouthState for a construction loan in 2021, and we literally had to chase down every draw, take our own draw photos, and basically do everything for them. When we went to modify our construction loan in January 2022, they ran my credit without my consent. Fast forward to selling our home on 2/29/2024... I canceled my automatic draft with them in early February, the title company wired our payoff on 2/29/2024, and they still deducted my mortgage payment on 3/1! Trying to get my $2500 back has become an absolute nightmare. Do yourself a favor and find another lender. You'll be glad you did!

This bank lies and has outrageous interest rates. Will never, ever do business with them or Amy Speak again!!! She is a liar, con artist and bait /switch artist! you are warned!!! Remove my credit hit!!!!

I purchased a prefab home in February 2, 2023, but never received a clear title until August of 2023. This mortgage was a comedy of errors from the start. In July, it was discovered that the bank had erroneously failed to add the sales tax to my mortgage. The tax was approx. $3300. There is no way I can come up with that amount of money. I was told by Art Leary that either the bank would absorb it, but that wasn’t so. They put a lien on my house and now I get a bill for an overdue $903.66 for a loan for which I never received any paperwork on. This bank screwed up a simple loan on a $55,000 prefab home. Sloppy paper work and a multitude of errors. None of which were my fault. The manager who handled this was Stephany Brown and Art Leary. I should never have used this bank

I have had my mortgage loan through them since January of 2013. I have had issues every single year for the last 3 years with this loan. They don't know how to properly allocate money & it takes months for them to fix the issue. The loan department is a joke, no help, & completely rude. I highly recommend you save yourself the headache & take your business elsewhere. I will be refinancing my house through a different company as soon as possible.

We were referred to South State Bank because they finance mobile homes. Our experience has been great because we did everything online.

In January my property tax dropped by 3000.00 I got a letter from southstate increasing my escrow withholdings. I sent them a copy of my property tax bill and requested an analysis be done. this was in March of last year. I was told by Southstate bank that an analysis would be done within a few weeks. I sent them all of the paper work. Nothing happened. Again i repeated the process in July again nothing was done. I called this morning and asked again they said analysis will be done in January I requested what date. Person had no idea. I asked when the last assessment was . The answer was in January. I asked if I could get interest back on the 8000.00 excess in property tax and the answer was no. So It seems to me that Southstate bank ignored me for a year so they can use my money as there own for free. My taxes were paid in November 4 2022 for $2414.00. What I am upset about is being lied to by the bank. Southstate bank employees lie and are cheating me. I will be moving my accounts away from your bank.

Love the local branch people, but the Coppell Texas Mortgage insurance department is worst have ever dealt with. Send same letters several times every year demanding proof of insurance despite our insurance agent proactively sending them proof. Have had mortgage for over 7 years and never once have we not had insurance, yet their insurance department makes us and agents jump through hoops over and over each year! Would not recommend anyone get mortgage through South State Bank unless you enjoy being harassed by insurance department over and over.

Our escrow got messed up due to county taxes. We contacted south state with the documents to correct this as it caused our mortgage to double. We paid double our mortgage amount for April while they fixed this. They didn’t fix it in time for May (though they said they would). So our May payment is showing double again! The corrected payment takes affect June. We cannot pay double our payment amount again in May. That would be 2 months in a row practically making a double mortgage. I called and asked to pay principal+interest and $500 to our escrow. Was transferred to different departments for an hour before being told either we pay the $3600 (oppose to our $1800 normal payment) or we miss a payment. Why would you not accept enough to at least cover principal+interest? Now we are not able to pay our May payment at all because the bank took so long to correct our escrow and won’t accept a partial payment. It’s absolutely ridiculous and I wouldn’t recommend this bank to anyone.

People of color in Georgia please do not work with this bank to get a pre- approval for a mortgage loan. I have been working with these folks for close to a month now to get pre-approved for a mortgage, and every two days they request something new they need from you and when you do furnish what they request, they ask you for something else. These ingrates will string you along from the beginning of the process to the end then provide you with inaccuracies on your credit report they claim they pulled from XActus. They practice unequivocal tactics to deny you for a loan and make up various rules to serve as impediments as they go along. I’m glad I have collected enough evidence for my case study, so I can write a conclusive report on this bank. This bank should be investigated and fined for redlining and racially discriminatory tactics. When will the disparities in homeownership for people of color end ?!
