I finally got success with the my mortgage processor by highlighting my name and account number on every document I sent in, circling all the important numbers and writing on the document all the math. Its best to assume the processor will not do anything on your loan, you'll need to do all the work yourself, including any math or reading. Call in to verify the credit, then make a three-way/four-way call to the lender and then the credit verifying company. You have to call your creditors, get the loan officer on the phone so they can give you the phone number of the credit-verifying company, then add the credit verifying company on the call so your creditors can speak simultaneously to the lender, the credit agency, and yourself. The lender won't do that, so you will have to. Make a file of everything you send and put it on your phone because you will have to send in the same thing multiple times, and highlight the thing they are saying they don't have. Call in every day to check on the status, call every person handling your loan, nothing will get done if you don't call. Each person will have a different set of documents they want, so make sure to get each thing, even if the people want/say conflicting things. Good luck, you are going to need it. Success is possible, but you will need to close this loan yourself. One more tip - get the realtor involved early so they can add another voice of experience to help the lender close the loan - their commission depends on the loan closing too.

DO NOT USE TD BANK! I have never left a negative review in my life, but I really feel the need to warn people. From the beginning I was met with poor communication and incompetence, even from the supervisors. I had over 32 unanswered emails and phone calls from them, which almost cost me to lose the house because of the amount of delays they forced. I thought once in the house, the nightmare would end but it's only gotten worse - I've had a problem every month. Credit score affected by their incompetence, first when they had to run it multiple times when they passed me through 4 different loan processors, and now because each time they tell me a payment is made via phone or walking into my local branch, there is an error. For example, this month instead of issuing the payment as a payment, they added to my account as an "unapplied fund," which did not count as a payment and then they issued me a late fee, so the unapplied funds were now less than my payment by $13 so they weren't applied again, therefore another late fee. I take personal accountability where it is due, but please just be warned. TD Bank is not the right choice and I wish someone told me this.

It is a busy time in real estate. Stay away from TD Bank as they are too busy to close on time, tell the truth about what to expect, fix any problem when it arises, or communicate the status of their own piece of the closing. My daughter and son-in-law are buying their first home. Should be a great time, but stressful of course. The closing date was in the original contract signed weeks ago and the bank has had all the information they needed. In fact the kids were pre-approved so only the property needed to be analyzed. Well the day before closing the bank "could not complete processing. Set the deal back a week. In that week the bank has done nothing and now has gone radio silent despite several promises of an update. So whether closing will happen tomorrow on the date the bank set remains a mystery. Do yourself a favor and go with another bank that can at least manage its own business and keep its promises.

THE MOST INCONVENIENT bank for refinance The lack of underwriting expertise and loan officers is very disappointing. It’s been over 6 months that my refinance loan with no money down was approved. They still not have answered when my closing will be, I paid for the appraisal and everything, now I need to find another company because I LOST MONEY, TIME AND INTEREST TO MOVE FORWARD WITH REFINANCE

I went to TD bank in South Carolina for my construction loan based on my builders recommendation. I was promised that we would be able to close within 30-45 days. It has currently been over 60 days and we have still not closed, at no fault of mine. The process has been painful, lack of communication and no sense of urgency from anyone there to get this loan to settlement. I am very disappointed and would not recommend them.

Charles Brydon NMLS: 1208792 wasted almost 2 weeks of my time and ran my credit (lowering my score) KNOWING I wasn’t going to be approved for a home loan due to my income in 2018. Do not use them unless you like being jerked around.

Hi I m still in process with my loan for refinancing with TD. Worst bank service ever in this world. I applied in July 23rd and today is November 10th still have no idea when they r going to close my refinance loan. Please do not deal with TD BANK ? mortgage. Please do not waste your time.

Multiple mistakes and terrible customer service. The bank made two major errors within 3 months. The first time they cashed our check but did not record it, then sent us late payment notices with fees. It took 4-5 telephone calls with long wait times each time told it would be fixed until it was finally settled. Within a week we had a second problem they recorded a check of 2701.21 as $1.21. AGAIN late notices and late fees and multiple phone calls until this was settled, with the promise that this would not be reflected on our credit score since it was entirely the bank' fault. Recently we went to refinance and take advantage of the low rates and OUR CREDITED RATING IS DOWN BECAUSE OF TD BANK. If you have an option, DO NOT DO BUSINESS WITH THIS COMPANY!!!!!
