Extremely Poor Service and Communication
I cannot recommend DHI Mortgage and Title based on our recent experience. What should have been a straightforward closing process turned into a nightmare of delays, miscommunication, and unprofessionalism.
Major Issues Encountered:
Redundant Process & Poor Communication
• Excessive and redundant requests requiring multiple interruptions to our work schedules
• Constant texts, phone calls, and emails for information already provided
• Multiple electronic document signings with uncorrected errors
Title Company Failures
• Assigned representative was unavailable with no notification to us
• No backup contact provided - had to call the main number myself to get answers
• Emails and calls went unanswered for extended periods
Closing Process Disasters
• Failed to properly explain the dual-state signing process, causing unnecessary delays
• The Jacksonville notary did not pay for overnight delivery as previously arranged
• Documents did not reach the Maryland notary until after 2 PM when previously scheduled for 10 AM
• This forced my husband to completely rearrange his day for a much later signing
Final Straw - Missing Documents
• Two days after closing (Monday, 7/28), both notaries contacted us about a missing document that DHI forgot to include
• Required us to adjust our morning schedules again for additional signings
• This delay meant keys were not available until "loan funding" - despite funds being wired from Chase to Chase on Friday 7/25 at 9:10 AM with confirmed receipt
Financial Impact on Others
• Our tenants were tasked with finding other
movers and not available for celebratory Move-in day!
• Additional moving costs incurred due to the date changes
Resolution
We ultimately canceled our loan application with DHI and switched to another company whose process was seamless and professional. The contrast was night and day.
DHI Mortgage and Title’s disorganized approach, poor communication, and lack of attention to detail cost us time, money, and significant stress. I would strongly advise looking elsewhere for your mortgage and title needs.

I recently completed the mortgage process with DHI Mortgage, and while I’m grateful to finally be in my home, I feel it’s important to share my experience in hopes that this company takes real steps toward improvement.
From start to finish, I encountered delayed turnarounds, poor communication, conflicting information, and a serious lack of urgency. What should have been an exciting and well-supported part of the homebuying journey became a source of constant frustration.
Despite DHI’s affiliation with the builder, DR Horton, the mortgage side lacked the coordination and efficiency that should be expected — especially when timelines matter so much.
❌ Shifting Blame Instead of Owning Delays
Throughout the process, I was given conflicting, and at times what felt like made-up explanations. They repeatedly blamed either the appraiser or underwriting for delays, rather than providing honest updates or taking accountability. It felt like no one was truly managing the file — just passing blame down the line.
🕒 Appraisal Dropped, and It Showed
One major issue was that the appraisal was not ordered on time, even though the home had been completed for weeks. This kind of oversight should not happen in a professionally run mortgage process. It led to completely avoidable stress and a tight, uncertain timeline right before closing.
🗂️ Disorganized, Frustrating Document Requests
Another major pain point was the underwriting documentation process. I would receive a request to clarify something minor — such as a line on a bank statement — and after waiting two full days for review, I’d receive a totally unrelated request. This pattern continued right up to a week before closing. It wasn’t a case of one document triggering another — it was clear that everything wasn’t being reviewed at once, which dragged the process out unnecessarily.
If DHI had simply done a complete file review earlier, most of this could have been handled well ahead of closing. Instead, the process felt reactive, disjointed, and inefficient.
📣 What Needs to Change
DHI Mortgage seriously needs to:
•Improve communication between team members and with buyers
•Take ownership instead of shifting blame
•Streamline and consolidate the underwriting process
•Show urgency, especially as a preferred lender working with a builder on a tight schedule
•And most importantly, treat customers with transparency and respect
Buying a home is a huge milestone. It shouldn’t involve chasing your lender for updates or losing sleep wondering if your loan will be finalized on time. I sincerely hope DHI Mortgage will reflect on experiences like mine and make the necessary improvements — because buyers deserve better.
My husband was awarded money from the VA for disability. We began paying off debt we had before this process. His name is on the loan only. About a week before closing, the trouble began. Brandie Plummer was very sarcastic and condescending. She spoke to us as if she knew everything and treated us as if we had never used a computer. Although my name was not on the loan, I was asked for bank statements. Every time we were asked to send documents, they either received none of it, or some of it was missing. When they called us later in the afternoon, if we needed to go to the bank, we had to wait until the next day because it was closed. She took her time when answering questions. She asked us to send financial information via email, but when talking to another representative in person, with her on the phone, she claimed that financial documents couldn't be sent via email, although that was the only way we had sent them before. We were repeatedly asked for the same information.
Zach, another person representing their mortgage company, could never be reached. He never called back. He would say one thing was okay but then change it the next day. My husband was presented with a solution to lower the debt-to-income ratio by getting the car payment under $470. We contacted the car company, and they explained how to do it without refinancing the loan. We were willing to pay down $10,000, which would lower the payments to $409.10. However, we could never get a return call from Zach. Tammy, Brandie's supervisor, did contact us back and told us to hold off until we got the word from Zach. Then the concern shifted from us paying down the car loan to a $58 payment which was one of the many payments made from the settlement payout from the VA, as we were working on improving our credit.
At one point, we went down to the bank to retrieve some paperwork Brandie needed and put her on speakerphone. The banker wrote down what she asked for, and when he came back with the papers, we verified that everything she requested was there. She then said she wouldn't know if it was what she needed until she saw it and wanted the banker to help us scan and install an app on our phones. It felt like they were not making the process any easier. When disturbing changes came up, like the shift from the car loan to the $58 concern, it was all too much. We even drove to Palm Bay to drop off the papers ourselves.
When the closing was pushed back to May 13th without proper notice, and after all the turmoil, my husband told Brandie we wanted to cancel the whole process. Our preparations for the move became upended, including canceling a new furniture delivery and finding our house in complete disarray. Matt, one of the guys who showed us a few houses, reached out and acknowledged the issues, even offering a $200 gift card to make amends and promising to call us back within 24 hours.
The process was extremely disheartening, and it drained all the excitement we had. Reading other reviews and complaints, it's surprising they sold any homes at all. They certainly don't make the process easy. Tammy, Jeremy, and Matt tried their best, but overall, the experience was terrible, and I see that many others have similar complaints.
I am truly disappointed, as we were looking forward to our forever home after being homeless due to a house fire, living in hotels, housing for homeless veterans, and then this rental property. We thought our last stop was going to be on Criswell Ln. The experience was an utter disappointment, and I wouldn't recommend buying a home through this mortgage company. The communication between their departments was lacking, and it seemed as if they didn't care. It felt more like they were deterring us rather than helping us. It was always one thing after another, a horrible experience.
To make matters worse, unexpected fees were added without transparency, leaving me feeling misled and unprepared for the financial burden. Our closing was originally set for March 17th—only three weeks after the initial approval—despite telling D.R. Horton we were in no rush and would have preferred to wait.
The situation worsened at the signing table when our loan officer briefly appeared, said hi, and then left without addressing any of our concerns. The notary, who was the only other person in the room, displayed a miserable and smug attitude throughout the closing. While my family and realtor tried to lighten the mood with jokes, we were met with eye rolls and complaints muttered under her breath. Despite multiple requests, the loan officer never returned, even though we had asked him to explain the tax certifications. Furthermore, before and during the signing, my realtor requested to see the tax documents over four times, yet Kym Jerry assured us they would be available at the table. Upon arrival, we were told the documents weren’t ready for review because they had only been requested two weeks prior. Not only was the title sent over with someone else's name on it, but we also told the title clerk we didn’t want insurance a week prior, only to find out at the signing that she had added the lower insurance package. This only further demonstrated their attempt to get money in any way they could.
Overall, this was an incredibly negative experience as a first-time homebuyer. It felt like a blatant money grab by the builder, with extra fees tacked on while making it seem as though we were “getting 10k back.” I would not recommend Anthony Sukanick to anyone, given his lack of professionalism and trustworthiness throughout the entire process.
