NEVER AGAIN! That's all I will say. How is this corrupt company still in business? Shady practices, failed promises, unscrupulous and corrupt loan agents...where does it end??
Hold onto your earnest money and don't let them scam you out of it! Also, beware those same loan agents who talk out both sides of their mouths...they will say what you want to hear to rob you of your hard-earned money.
They'll promise you they'll get you your dream home, and say everything to assure you it WILL happen, then ultimately let you down...and hard. BEWARE!

Caliber Home Loans has been a good lender and loan servicer. They did pretty drastically overestimate our annual property taxes (in excess of $7K the first year) but they have since refunded our escrow balance and provided a more reasonable property tax rate. No fee for online payments and very easy to get a hold of.

This company is a joke. My loan officer was pocketing my payments instead of putting them into the computer like he should have. When I reported it to the company that my payments were not being applied they discovered what he was doing. Instead of fixing it and making it right they decided to foreclose on me and they had sold the house in August but I didn't get a foreclosure letter until October. I found all this out through the court. They also made a claim that I broke back into the house which is a lie. They kicked my door in and took my dog and changed the locks. I didn't get to get any of my stuff out. They threw everything away. The food that was in that house in the pantry they should've given it to a food pantry and the dog food should've gone to an animal shelter. This is the kind of cold heartless people who work there.

THIS COMPANY IS A JOKE. THEY SENT ME A LETTER STATING I HAD TO PURCHASE FLOOD INSURANCE OR SHOW PROFF I WAS DISPUTING IT WITH FEMA. I WASTED NO TIME AND PROVIDED PROFF I WAS DISPUTING THIS WITH FEMA. CALIBER IGNORED MY DOCUMENTS AND PURCHASED A POLICY FOR ME AT $3,600. TO MAKE IT WORSE, I HAD FOUND COVERAGE FOR $300 AND ACQUIRED THAT POLICY AND PROVIDED THE DECELERATION PAGE TO CALIBER. FURTHERMORE, I SUBMITTED FOR PMI REMOVAL AND THEY SUPPOSEDLY SENT A LETTER BACK ASKING FOR A LIST OF UPGRADES. I TOLD THEM I NEVER GO THAT LETTER. HOWEVER, I HAD ALREADY WENT WAY ABOVE AND BEYOND AND GOT AN APPRAISAL DONE AND SENT IN THE LIST WITH THE REQUEST TO REMOVE PMI. THEY CLAIM THEY GOT THE REMOVAL REQUEST BUT NOT THE LETTER OF IMPROVEMENTS AND THAT THE APPRAISAL HAS TO BE DONE BY THEM. LAUGHABLE, BUT OK, DO YOUR APPRAISAL I SAID. THEY DIDN'T AND I RESENT THE LIST OF UPDATES. NEXT DAY IN THE MAIL IS MY CHECK BACK AND DENIAL LETTER TO REMOVE MY PMI. THIS STORY HAS MANY MORE DETALS/FACTS BUT I WANTED TO BE AS SHORT AS POSSIBLE SO PEOPLE ACTUALLY READ THIS AND DO NOT USE THIS COMPANY. THIS IS MY SECOND TIME USING THEM AND THE FIRST TIME WADS AMAZING. I COULDN'T HAVE SAID BETTER THINGS ABOUT THEM. I HEARD RUMER THEY WERE BOUGHT OUT AND IF THAT'S THE CASE IT SHOWS. BEWARE AND DON'T SAY I DIDN'T WARN YOU. I AM POSTING THIS EVERYWHERE SO PEOPLE CAN AVIOD. GOOD LUCK. I AM CURRENTLY DEALING WITH THIS AS OF 1/20/2023

I pay into escrow every month and I got a notice from my insurance company that they have not been paid. I had to pay out of pocket to my insurance company and the customer service for calibers escrow department is trash. It seems like a lot of the 1 stars on here have to do with them not sending funds from escrow to pay taxes or insurance. They better get their act together before people get investigators involved .

They will use your escrow account for other people. They take the money meant for my taxes out of escrow, send me notifications that it's paid and nothing for me to do, but this entire time I have been delinquent thanks to them, cook county has never received my taxes from Caliber on my behalf. I have had to pay out of pocket to avoid being in trouble with the state, and Caliber knows this and has seen the receipt of me paying the taxes that were supposed to have been paid with the money they took from me. Caliber knows of this issue, I've been calling for months, this isn't news and clearly I'm not the only one dealing with this. I bet they will read this and give a fake apology about how they take this stuff seriously but that just isn't the case. I won't allow for them to ever send my money to the government on my behalf again and I strongly advise anyone with an account to adjust their account where they don't take money for your taxes and you would be better off paying them yourself and not going through Caliber.

We sold a property having a mortgage with Caliber Home Loans on April 2021 and Caliber had over $2300 on escrow funds that they have not disburse. Unfortunately my father passed away on June 2019 which was the borrower on the account but I'm a trustee as well as my mother on the Estate. On June of 2021 we sent a package with all possible documents they might need to add me as a successor in interest which they said was the process for them to disburs the check for the money that they have on Escrow. We sent death certificate, trust, statements and picture ID The first package they stated they never received so we have to resent everything again After they receive the 2nd package they started asking for documents that they already had like Evidence that ownership interest was transfered to me. This is already stated on the trust. We resubmitted the trust and a Last Will. Every time we sent documents they take over 30 days to send me a letter the only way to communicate with them because they don't speak to me saying I'm not authorized on the account and they aren't legally able to give me any information. We have 6 letters from them asking us to send documentation to different addressess. We call almost everyother day to get some information and the only thing they say is that it usually takes 48 to 72 hours from they day they receive documents to upload it on the system. After almost 2 years we strongly believe they want to keep us on a legal loopwhole to avoid disbursing the money on escrow funds We really need help because this is detrimental and tiring to go through this.

This company is slow, unresponsive, pays property taxes late, and makes it difficult to find information, BUT I got a really good rate. Unfortunately, I have had more difficulty with them in my first year than I had with ANY OTHER MORTGAGE COMPANY I have ever used (three other companies). Caliber withheld $4500 in excess escrow funds during the first 10 months and took 7 months to adjust/lower my new escrow payment after I provided documentation of my reduced taxes. Then, adding insult to injury, they paid my property taxes more than 6 weeks after the due date despite having plenty of money in my escrow account. Shady.

Miserable, Pay more to go with a big bank. Every time I contact them to resolve an issue it is made worse. On top of that their IVR will not allow you to speak with a person unless you falsely select you are interested in a home refinance in which case support is a plenty. Soon as interest rates drop again I will pay the fess in order to move my mortgage to another company. My payment was messed up and every time I call in they ask me why I don't make the changes on the website. Well each time I have done that it somehow duplicates requests instead of replacing and I am charged double. Then there was an issue with the escrow so I called and asked for the extra I was paying each month to instead go to the escrow to make up the difference. Instead they increased my payment and the extra was still just going to the principal. Called to fix this and she kept telling me it was the way I setup my autopay, 15 frustrated minutes later to finally get on the same page that my side does not allow escrow payments within autopay and I just need to manually make escrow payments each month. I worked as a loan officer in a community bank and would be appalled at such customer service.

I will never want to use Caliber Home Loans again after the way I was treated by 2 ladies in the Irving area. I kept telling them all through the loan process that I didn't pay property tax. I am 70% disabled and paid at 100 % since I am unemployable from Service connected disability. I am rated as permanent 100% in my VA letter. I also sent a copy of my most recent Tax form from Smith County Texas showing I pay no Taxes. They still ignored me and charged me a year of escrow on estimated taxes plus about $479 a month extra for taxes. I could us that money in savings and draw interest on it. But no they want to put it in escrow till I get a new tax statement on the house I just purchased. By the time Smith County gets it recorded and on the tax rolls will be in march of next year. That's what the tax lady told me. They are so far behind in there office. If Caliber had been honest up front on there decision to charge me these property taxes I would have financed with someone else. I bought a house in Weatherford Texas back in 2017 through Caliber out of Coppell Texas office and they financed me with none of this trouble. I have been 100% since 2009. So if you are a Veteran be careful with these people, their not honest. I bought houses and lived in Weatherford, Abilene, Mineral Wells, Whitehouse, Tyler and now Flint since 2016 and have paid no taxes on any of the Houses we bought with VA.

I paid $85000 on my mortgage to recast after buying my home. That was more than a month ago, and since then, I have had to call 2-3x each week to force them to get me the required materials to complete the recast. First, they didn't take a $200 few out of my 85k to start the process. 3 calla to get that done. Next, they didn't send the paperwork. More calls. Now, the DocuSign they are sending is inaccessible and cannot be signed. I told them this issue more than a week ago in repeated emails and called again today. For $85000, I should not be spending hours on the phone trying to get a DocuSign to work. This is a time sensitive process and I can't help but feel they are dragging their feet so the paperwork won't go through and I'll have to pay my old, higher payment yet again. This company will take your money, but getting them to do their only job becomes YOUR job. Will never use them for a loan again.
