If I could give zero stars, I would! NVR Mortgage is unorganized, does not know how to communicate in a timely manner, and will most likely end up falling through due to all of their stipulations. They only see you as a number, and not as a person who is going through a pivotal time when purchasing a home. Joseph Baker was, in fact, the worst loan officer I've ever had the displeasure of working with and has cost me thousands of dollars due to his negligence and failure to communicate promptly. Do not be fooled by any incentives for using them as your lender. They managed to waste three months of my time and energy to ultimately not be able to close on my home. I honestly cannot say enough negative things about this mortgage company, and I hope anyone looking to potentially use them reads this review.

I'm down to my last week before closing, and now they're asking me for the same documents that I have already submitted. I've been dealing with three loan officers, one of whom quit during the processing of my loan! After reading all of the negative reviews, I feel like such a fool for trusting them. They have put me in a difficult position, and I must find a place to move now because of the lack of communication and the repeated requests for documents. I wonder if it's too late to go with another lender of my choice.

We were pre-approved for the purchase of a new Ryan home, and the construction and building process were fantastic; we had no issues at all until one week before closing. We were asked to pay off some credit cards, which we did. They repeatedly requested the same documents and even made us go to the bank to get teller-stamped statements, which were the exact same statements I had provided them. Our closing has been delayed twice, and they have requested additional money, to which we said no. We will currently be homeless if they do not close on our loan within 24 hours, a situation they put us in without showing concern. I would never recommend NVR to anyone; they have turned this new home experience into a nightmare.

Terrible company. We've been delayed on our house so badly by them that we had to switch and try a different route. It's like they have no ability to be accurate or organized with any details they provide. You simply get run around in circles, wondering if you'll ever get to move into your new home. Stay away from this company if you want to retain any of your happiness and sanity!

Avoid this lender at all costs. This is my fourth home purchase, and it's been the worst experience I've ever had using a VA loan. They have requested the same documents repeatedly, claiming it is a VA requirement. I inquired about switching to a different lender due to their incompetence and was told that this was a Ryan Homes preferred lender. We would have opted out of the incentives and upgrades to avoid going through this process with NVR.

I did not want to pay for title insurance and when I mentioned this, they tried to convince me otherwise. I told them that I really wanted to pay for my own title insurance, but they continued to try to convince me. At this point, I felt forced as I was already dealing with a lot today and I wanted to close to be able to move my stuff into the residence as soon as possible. I arrived for my appointment at 12:30, and once I mentioned that I did not want the title insurance, I was left in a room for two hours with no updates. After I showed my frustration, it became clear that if you do not give them their way, exactly as they want it, they will ensure that you finish last. When I arrived, this parking lot was full. Now that I'm looking outside, it is empty. I would not use this company for anything.

WORST WORST WORST - STAY AWAY - This is from Garret Woods, Delaware community: New construction: Owners beware, they try to deceive you from the time you sign the house contract, claiming we are to establish credit with them, then they offer some 1% down, deny it, and see your inbox flooded with different misleading verbiage that you need to "pay to help progress your house construction". You have nothing to do with "creating a mortgage loan application, or paying any amount until you lock in a month ahead with a mortgage lender (DO NOT CHOOSE NVR). And they were sending a daily link to pay an appraisal fee, which I added to my spam folder. It will take a thousand no's before they will take you off the list.

The absolute worst. Broken promises, missed deadlines. Asking for the same documents over and over. No respect for your need to work. Bothering you all day, demanding things immediately. The purchase of our newly constructed home almost fell through several times at the final hour.
Finally, we had to consult legal counsel. The worst experience of my life!

NVR has been a complete nightmare, taking 45 days and down to the final hours to tell us we were approved. The sad thing is we've paid $10,000, not to mention the highest price in healthcare, and have $3,575 in medical collections. Now, literally five weeks before closing, they need us to pay $2,000 by FHA Guidelines. It's been so stressful and hard on us emotionally. We are just waiting for this nightmare to be over. Please keep us in your prayers.

As a first time homebuyer, working with NVR has been an absolute nightmare. I was pre approved by NVR for my home in February. I've wasted so much time waiting around for them to take care of all necessary steps for me to get to closing. It was incredibly disappointing that after nearly a year, waiting for my home to be built, they still managed to not complete things in a timely manner. When I asked to speak to management, they were rude and simply pointed fingers at other staff instead of taking accountability for dropping the ball. I gave them an additional 2 weeks to finish up paperwork and they were taking a very long time with things, so I've since moved to a new lender per the builder recommendation and the new lender is getting things done incredibly fast and I'm on track to close next week. I was told that "this is how it's supposed to be". I would recommend go elsewhere, pick a different lender, any but NVR! NVR tried to deny me but I since learned it's because they have a certain timeframe to complete applications to comply with government regulations and because they take forever and do the bare minimum, they kept having to redo my application. They're incredibly unprofessional.

Wow! I am sorry you had that experience with them. We are experiencing similar issues as well. We were supposed to close on the 17th and then the day before closing the loan officer tells us they will need to push back the closing. We gave them everything they needed and they even asked for things at the last minute. It almost seemed intentional to delay us. Glad you found another lender. I would never use them again or recommend them. I’ll be writhing my review once this is over and on Google as well.

THE ABSOLUTE WORST - I was purchasing a new home through NVR. This would have been my second home with them. The first time was great. This time, however, was horrible. Someone from NVR falsified my loan documents, stating that I was selling a property I don't own and placing the proceeds as a down payment on the new home. I didn't find this out until we were well into the process. I lost my patience with them. I should have walked away then. Apparently, the person who did this was no longer with the company. I placed my trust in the new loan officer, which was a huge mistake. When I had concerns about things, they were overlooked. I was not aware they had started building the home; the communication was terrible. An hour prior to closing with NVR, they called and canceled. I had already sold my home. They literally left me and my kids homeless. The stress has been unbearable. I had to scramble to find a small apartment the weekend before Thanksgiving, which ruined our holiday. I had to get rid of many items because they wouldn't fit in the apartment or storage unit. I'm trying to find a lawyer because I want to sue them. I’ve been looking, but it's been difficult. I'd give 0 stars if I could.

NVR Mortgage is the worst. I wish I had read all the reviews before choosing NVR Mortgage as my lender. Don't be fooled by the offer of "No Closing Costs" because their loan fees will be added back in other areas anyway. They have the worst customer service, particularly the loan officer named Terry Cullen or Terrence James Culken in Orlando/Titusville in Florida. He behaves like a stereotypical used car salesperson. Since they plan to sell your loan, they will extract all kinds of financial information from you, which other mortgage lenders would not even ask for. For example, they will require you to pay off all your credit cards at closing, even if you are accustomed to paying off the full amount every month. They will retain that money, claiming they will send reimbursement checks to all your credit merchants to pay on your behalf. It sounds ridiculous, but it is the truth. They pressure you to sell your current house prior to closing even if you are capable of paying two mortgages at the same time. Their contract reads, "this agreement in no way is contingent upon the sale, rental, settlement, or other disposition of any other property you own." It sounds like you have to buy their house even if you cannot sell your house, nonsense. Annoying and a waste of time - you will end up on a very difficult journey and cannot get off because you have been on it for too long.

The worst. Terrible. A terrible experience. They required us to close on the house that we had lived in for 18 years before they would permit us to settle on the purchase of our new home. Then, after scheduling the settlement date, they changed the date three times after we had already closed on our sold home. Our family, including two cats, were vagabonds, going from hotel to motel, asking friends if they could accommodate us for a few days. Terrible. We had to place our cats in a pet lodge as they did not acclimate to the moves. Terrible. No compassion. Melissa and Kelsey were the worst. No compassion. We were forced to stay in hotels for two weeks as we were evicted from our home with no place to go. Terrible. Stay away from NVR Mortgage. Get pre-qualified with your personal bank. Stay clear of NVR Mortgage.

Worst lending company in the history of America. I was getting a house from Ryan Homes; they told me to go with NVR Mortgage. They approved me in the beginning; everything was good. They kept asking me for documents the whole time, and I was providing them. I gave my move-out notice from my place. Three days before closing, Rachel Maul, who is a nightmare, called me and said my loan was denied. Then they kept playing for a month, asking for documents. I kept providing everything. They played with me, and Ryan Homes canceled the contract because time ran out. Now I don't have a home. I found the reason: the value of the home went up 50k, so they would rather sell to someone else. When I asked why they approved me before, they said it was a human error. I am going to take action. Please beware of this and don't listen to their sweet words. Don't go with NVR Mortgage.

I have faced numerous problems with NVR Mortgage from the very beginning, and they are still ongoing. They constantly asked for documents and made false promises, repeatedly telling us that approval was coming soon. The only time they seemed to contact us was on Fridays, demanding documents and assuring us that approval was imminent.
Due to their incompetence, I had to seek other options and managed to get almost two approvals elsewhere. Do not trust them at all. They are the worst mortgage company I have dealt with.
