Do not use this company! I was told I was approved for a home equity loan. We ordered the appraisal. After the appraisal had started, I was told I wasn't approved due to some late payments, which I should have been informed of before ordering the appraisal. Thus, I lost $307 for nothing. It was a very bad experience with the company. I would not recommend them to anyone.

We were told that closing on time would not be a problem. Approximately a month went by with constant reassurance both to us and our realtor that we were 'good to go'. The day before closing, we found out from the title company that closing was in danger because Cardinal had not given the clear to close. Only when I contacted Cardinal was I told there was a problem. What? You weren't going to tell me? The problem could have been easily fixed if Cardinal had let us know a week earlier that the condo management company was slow to submit documents. The lack of communication from Cardinal was beyond pathetic. So we missed our closing date. The sellers were upset and I couldn't blame them; they had a contingent contract on another property and needed the funds. All we got from Cardinal was finger-pointing; no acceptance of responsibility for failing to communicate. We did close, but late, and to make matters worse, since then Cardinal has been a complete hassle. They keep saying we have inadequate flood coverage. I tell them to communicate with my insurance agent; we have plenty of flood coverage effective the date of closing (more than we need, actually). My insurance agent supplies documentation, a month goes by, and I get another letter from Cardinal saying we have inadequate flood coverage. I talked to Customer Service, so please don't respond to this review by telling me to contact Customer Service. I was told by Customer Service that we were good after a specific date. Two weeks after that specific date, we get another letter saying we have inadequate flood coverage and, because we have failed to provide evidence of coverage (huh?), Cardinal is going to purchase flood insurance for us. Sigh. I give up. Today I am going to pay off this loan to get these people out of my life. We've gotten several mortgages on prior properties, and this company has been the worst by far.

I am a current customer and I am so annoyed and upset that I left my original lender to come over to Cardinal Financial. All I wanted to do was set up automatic payments and have my payments split up into two monthly payments. I have spoken to about five different people and received a letter in the mail, and it still hasn't happened. I spoke to a supervisor who literally told me that I signed a document that was bold and underlined, as if to say this was all my fault. The absolute worst decision I made was to use this company.

Dealing with Cardinal Financial's Loss Mitigation department is an absolute nightmare. Agents are consistently rude, interrupting, and talking over you. They don't listen to what you're saying; they're just listening for keywords and phrases, and doing a bad job of extrapolating data. They also give inconsistent and incorrect information about their services, leading to further delays in your case and causing you to fall further behind in payments. Escalations are also never responded to, and there are no follow-ups by supervisors and management. If you never have to deal with Loss Mitigation, Cardinal Financial is fine. But God help you if you ever have to deal with this department.

Please ? please and please avoid Cardinal Financial at all cost. They tell you at the beginning that you're getting a fixed loan and every year they add $500 to you monthly mortgage claiming that your taxes increased. When you finally beat them to their game, they will sell your loan to a far worse bank than they are. Please stay away from Cardinal Financial Mortgage Company. If you're not financially stable, they will destroy your credit score and mess things up for you.

We purchased our home initially via Chase Bank and had the worst loan officer imaginable. Things just got worse when Chase Bank immediately gave our loan up to another company that proved to be intolerable on every level.
We refinanced our home with Cardinal Financial and, in all honesty, they have been wonderful to work with. I am Michael Barr and I highly recommend Cardinal Financial.

Despite what Lending tree or other sites may say, Cardinal DOES NOT offer HELOC loans on manufactured homes. They strung me along a bit before they actually admitted it. Just be honest and take down that statement. It's a lie if you don't offer it.

Hi. I'm hoping you can help me out.
My aunt, who passed away some months ago, has a mortgage loan through your company. Her home is in escrow and should have closed in May; however, your company will not release the loan for payoff.
We (the heirs, agents et al) have provided your company on more than one occasion with her Certificate of Death and all other paperwork you’ve requested so her loan can be paid off and the sale completed. I have spoken with a representative of your company who confirmed that this paperwork has all been received.
This representative has also told me repeatedly that she cannot complete the loan payoff until she speaks with the loan holder. Since my aunt is dead, this is clearly a ridiculous request. And it is very upsetting to have to keep revisiting my aunt's death to an uncaring and ignorant agent.
Our buyer is ready to walk away from the sale because your company will not accept the payoff for this mortgage loan and allow the escrow to close.
My real estate agent and the title company have both been in touch with your company over the past month regarding this payoff so we can close the sale of her house and close her estate.
I have asked multiple times for the contact information for your legal department. Each time I have been told that I will receive a callback. To date, I have not been contacted by phone or email.
This is a very unprofessional way for your company to do business. We are in danger of losing the sale of this home meaning we are unable to close my aunt's estate because of your company's obstructive practices. If this sale falls through because of your lack of appropriate business practices, we will require compensation from your company.

Sorry is not good enough!!! The absolute worse customer I have ever experienced without exception! I am extremely angry and I wish I could sue this company for setting me up to be scammed! I filled out a loss mitigation application in January, and after several attempts at satisfying their insatiable appetite for additional information, I finally got a letter from them two months later telling me that my loan modification application was complete and that I would be hearing from them in 30 days in reference to the type of modification, if any, that I would receive. 30 days turned into 2-1/2 months. I called them constantly asking what was going on and their customer service people were absolutely useless! They knew nothing! They kept making excuses as to why I couldn't speak to the loan modification agent. They said we'll take down your number and have him call you back, which he never did. In the meantime, I was getting phone calls from scammers pretending to represent Cardinal Financial, who knew an awful lot about my mortgage modification application. They knew so much about my loan that I believed they were from Cardinal. They knew far more than the customer service reps at Cardinal Financial. What I'd like to know is, is Cardinal Financial selling my information without my consent? How is it legal for someone to text and email me using Cardinal Financial letterhead and the company not do something about it? Because o their lack of information and following up with the customer, they make it super easy for their customers to get scammed. And all they can say to me is "sorry." Well, I don't accept your apology. Sorry doesn't get my money back and I blame Cardinal Financial for their poor customer relations and uninformed representatives for what I experienced.

Do your research and at least try to work with multiple lenders, so you can compare prices and better deals. I made a terrible mistake by not shopping around and fell for their lies. Don’t fall for their promises because they are all lies to get you into work with them.
I refinanced my NYC property with CARDINAL FINANCES back in 2019. RECENTLY MY BROTHER WAS LOOKING FOR A PROPERTY IN BUFFALO, NY.
So, we started talking with CARDINAL FINANCES loan officer name PHILL REILLY NMLS? He was very nice at the beginning and replied to our call/texts in seconds.
So, my brother put an offer for a house in Buffalo, NY and I was asked by PHILL if I can cosign on the property with my brother, since he is having hard time getting the loan approved due to his income.
I informed him that I'm trying to buy a property in the DMV area for myself because my lease is coming to an end in June 2023, and I really need to get a property before the lease expires. He guaranteed me that co-signing with my brother won’t affect me at all. He also mentioned that it’s a “normal bank procedure “. All I’m doing is co-signing a property with my brother to secure the loan.
It was a hassle to get the loan approved for my brother's property (BUFFALO, NYC) because of their incompetence. They were very slow, and the communication was out of order. It took them almost 3 months to close the loan, finally. PHILL finally got his money after closing. s
So finally, after closing the house in BUFFALO, I was ready to buy a house in the DMV area. Spoke with PHILL and provided him with all the necessary paperwork to get the process started. It’s been almost 20 days and I still don’t have a legit pre-approval yet.
Suddenly, PHILL stated he was “leaving the company “and connected me with another loan officer name VINCENT GUARINO NMLS#2193155. They both assured that everything will be ok and sent me a BOGUS PRE-APPROVAL LETTER. It’s bogus not because of my assumptions but when I tried to make an offer, VINCENT told me not to make any offers yet. So that’s how I know. That is some shady business practice.
VINCENT GUARINO was very responsive at first and then he ghosted me. I would call /text him but barely get any responses. Every time I ask for an update, he doesn’t have any legit response for me. He kept on telling me, they are working on it. That’s all the response I get. I'M STILL WAITING AND THEY WON’T GIVE ME ANY UPDATE AT ALL. I AM VERY FURIOUS BECAUSE MY CURRENT LEASE IS EXPIRING IN A MONTH AND I REALLY NEED TO MAKE A MOVE.
I SPOKE WITH MULTIPLE OTHER LENDERS AND THEY TOLD ME I CAN’T GET QUALIFY FOR A DECENT LOAN AMOUNT BECAUSE I CO-SIGNED THE HOUSE. THE DEBT-TO-INCOME RATIO WON’T LET ME QUALITY TO GET A LOAN AMOUNT.
I HOPE SOMEONE UNDERSTANDS MY FRUSTRATIONS. NOW I'M HERE and I HAVE TO EXTEND MY LEASE FOR ANOTHER YEAR, MY BROTHER HAVE TO REFINANCE HIS HOUSE TO GET ME OUT AS A CO-SIGNER. AFTER ALL THAT, HOPEFULLY I CAN BUY A HOUSE NEXT YEAR !!!

Terrible customer service. When you call they do not know what they are doing. They cannot give straight up answers. They would keep you on hold between 30 mutes to and hour. The supervisor are incompetent they have zero knowledge. The have very poor customer service. When calling to verify information on statements. The statements on hands do not match what they have in their systems. Customer service need better training very unprofessional. The attitude is not necessary. When mortage payers are the ones paying for their salaries.

I am beyond disappointed with Kim Kerns NMLS 1748728, I was not sure how she found my information. She called me on February 17th and she started to question me about the mortgage loan that I was not aware of or applied for the loan. I told her that I recalled applying for the grant that will help me buy a home with my fixed income and she said she had several other options all I could do is apply through Octane and it should be a simple and quick process and I had to repeatedly myself to make sure that Kim aware that I was only looking to get a grant over and over again. I spoke with a friend of mine and did a 3 way call with Kim because my friend protected me to make sure that I am in good hands and Kim made it clear that I should be qualified if I receive Government checks and should be approved. My gut kept telling me that something was not right and my friend alerted me it would not gonna work out but it did not hurt to try and see what happened so I went ahead and applied on the 18th. I received a response in the email from Kim Kerns on the 21st related to the TransUnion issue and I had to get this solved. I have not heard anything back from Kim Kerns so I sent her an email this morning on the 28th and she stated my credit was a very excellent score for a mortgage, however my income itself does not qualify and that I needed a co-borrower. I felt that she was wasting my time and I told her upfront in the email that I made it loud and clear that I was looking to apply for a grant, not the loan! She came up with an excuse to the next excuse. Now she hurt my credit score due to hard inquiry for nothing. After this I wonder what she will do with my sensitive information? Was playing around and tricking someone like me and got away with it? Again, I am very disappointed with Kim Kerns for her actions, dishonest and unprofessionalism.
