I was very honest both by email and verbally to the loan agent about this. No one said anything until I was denied, again 5 weeks later. I could of moved this money if I would of known. I paid out due diligence, loan fees, attorney fees, a deposit (1000) and inspection fees. These fees totaled over $2000. After I was denied, my real estate agent had me go though a mortgage company and within 3 hours they agreed with the bank. By then the time was up and I lost the bid on the house and moving this money from my stock would not have helped. Not to mention that I had given up my rental, and the people whom owned the townhouse made their rental move out.
The loan agent also did not respond many time to both mine and my real estate agents phone calls and emails. And when they did finally finish the paper work on my loan, they printed it out 3 times. Each was a half inch high. This killed many trees, and today, this should not need to be done. It was all on the computer anyway.
So my compliant is they should not of pre-approved me, and they should of helped me to understand the process better. I believe that they are doing this to others.
