Do not use Freedom Mortgage. Customer service is horrible. They do not communicate with you. They made a simple error on their part. Put in the wrong date for homeowners insurance so it appeared I had a lapse in coverage. Instead of saying, our bad, lets fix this... it has been 4 long months of headaches.

I never thought I could find a financial company that could care so little for its customers, my refinance was about a month if not a month and a week beyond the initial timeframe and I was disregarded Everytime I would call to try to get a resolution or answer.

Freedom Mortgage was fine while they had the loan. However, once the loan was paid off they started with the shenanigans! They have held on to several thousand dollars that were overpaid escrow for MONTHS! Every time I call they send me through at least 5 different people before telling me that they would "expedite" the matter. Two weeks later, I call back and go through the entire process again. The matter was still pending. After 45 min. they said the expedited matter was approved, but they were going to wait until another 7 days and then they would overnight a check?!?! Why would you wait another 7 days?? Apparently their banks take up to 30 days to deposit money into their accounts... or that is what they are trying to tell me! Terrible people and worse customer service!!

My FHA Mortgage was sold to Freedom Mortgage by Wells Fargo. After 2 years of dealing with their out of date website, terrible customer service, and limited options for advance payments with escrow, I had enough. I was so angry with this bank that I paid my mortgage off 9 years early. YES, 9 YEARS EARLY!
That's how much I hated this company. However, on the flip side, it's good to own my home outright so I should thank them for being so bad.

By far the most incompetent company on planet earth, They bought my loan from my original lender and its been a nightmare at best, I've had to call every month but one so far to get basic payments applied, if you pay a few months in advance they simply cant do it, I hope someone else buys my mortgage, these folks are just horrible, I try to stay calm but its a dog and pony show.

I had this problem too with making advanced payments. I was with Wells Fargo for over 10 years and while I was with them I was able to pay my mortgage 4 - 5 months in advanced. When they sold my mortgage to Freedom Mortgage I had to make a regular payment only through the phone because the website was no possible. Once my payment was posted, I had to call EVERY MONTH to have them apply that payment to the future months. After dealing with this for two years I just took a small loan and used up my savings to pay off my mortgage 9 years early. The best decision I've made in my life.

It's unfortunate that you cannot give less than a one star for this company. Like a lot of the other reviews I've read Freedom mortgage took over my loan and I have had nothing but problems with them since then. Apparently they like to take over loans and then shaft you on your escrow. In the 15 years I've had my loan I have never ever had to put in money for the escrow due to what freedom mortgage calls a shortage. I had to add into them upon them taking over, in addition to the money that I put in that I got back from my prior insurance company another $2,000 for what Freedom mortgage calls is shortage and then my payment still goes up over a hundred bucks a month. I would not recommend this company to anybody because apparently they shaft a lot of people on escrow. I would go to another banking and refinance if I could but unfortunately I'd never get in at my 3.5 that I have now

I finally got through spoke with 5+ representatives, just kept getting oh that inquiry is a different department. I wish I had a more reliable and knowledgeable company on my side. Freedom Mortgage took over my loan in 2025, and I am so tired of dealing with them! My mortgage payment just went up over $300 because they said there was a shortage in my escrow account. The only reason for the shortage was due to their error. In July of 2025, I received a notice from Freedom Mortgage stating that I did not have homeowner's insurance, and therefore they had paid out $2552 to another homeowner's insurance on my behalf, which I had to repay. I called my homeowner's insurance company, confirmed my ongoing coverage with them, and then initiated a three-way call with Freedom Mortgage to confirm my continuous insurance and to provide the documentation needed to correct this error made by Freedom Mortgage. They stated they would request a refund from the other insurance company they had paid and assured me that nothing further was required from me.
Fast forward to now, 2026. My mortgage payments are on auto-pay, and I noticed an extra $300 taken out for February and March's mortgage payment after checking my bank account balance online. Upon calling Freedom Mortgage to understand the issue, they informed me there was a shortage in my escrow account. As I probed further and highlighted the coincidence that the shortage was the exact amount they paid out last year, I requested to speak with a supervisor. The representative then discovered that Freedom Mortgage never received the refund from the other company in 2025, which resulted in the shortfall in my escrow. They told me it would be rectified by April's payment, but it wasn't. Now, I’m required to pay an additional $300 each month until they conduct a new escrow analysis to rectify their error. I am so over them and will be looking to refinance with another lender.

If I could give them less than 1 star, I would. Our mortgage was sold to them. Then they started adding on costs for PMI insurance. I didn't have it on my previous mortgage nor was I notified of the change. I was told my payments would not change. However, here we are, this insurance has added $1,200 a year, now making my payment go up by $100. Then he told me I could never have it removed. That's funny; I never had it before, and if you owe less than 80%, you don't have to have it. Then, he read from his little handbook the entire time, telling me I could only have it removed if my loan was earlier than 2013. Please don't insult my intelligence. I will be looking for a new mortgage company. If your mortgage gets sold to this company, please look to refinance elsewhere; they will start adding on costs for whatever they want.

Just one of thousands of poor reviews. I would rather never own a home again in this lifetime than deal with this sham of a company again. They are only in business because there is no choice for who buys your loan. They never paid my insurance or property taxes for a year while I paid into escrow the entire time. Then they refused to let me pay my own taxes and insurance, calling me a risk. Can you even imagine? It's disgraceful that they are even allowed to continue to rip off the general public continually without any guardrails, apparently.

Absolutely never use Freedom Mortgage. Freedom Mortgage took over my loan one month before it was sold. Only one credit bureau reports a delinquent account of any type. Freedom Mortgage has not removed the delinquent account with the one credit bureau. Look up the BBB rating and other Freedom Mortgage reviews. It is a very poor company; never use them. My home was closed, and Freedom Mortgage is still unaware of what happened. Never use Freedom Mortgage. When I call for resolution, absolutely nothing changes. My rating is actually negative one.

The American people are being swindled by the banks and the government is a big part of it. This company is misleading and untrustworthy. They find any way possible to keep oppressing the middle class; it's very frustrating how we have to pay for a house about 4 times over, and the banks and government still find new ways to exploit the public. My mortgage from Wells Fargo was sold to Freedom Mortgage less than a year ago, and I've had nothing but difficulty in trying to accomplish even the most basic of tasks. Incompetent representatives and extremely lengthy calls to attempt to get anything done, and repeated follow-up calls required because your request was not processed. It's honestly a shame the consumer, who has paid tens of thousands of dollars in interest, has no say in who their mortgage gets sold to, and you end up with some company who obviously is incompetent and has no interest in helping their customers. I will be filing a formal complaint with the Consumer Financial Protection Bureau, the Better Business Bureau, and the Alabama State Banking Regulators Office.

⭐☆☆☆☆ 1 Star – Constant Escrow Issues and Administrative Errors
Our experience with Freedom Mortgage and our VA home loan has been nothing short of a nightmare.
Every single year, we have to reapply for our tax exemption through them, and it turns into a huge ordeal. On top of that, they constantly mismanage our escrow account. One month it's in a deficit, the next month it's suddenly a surplus and they send us a check—only for it to end up in another deficit again later. The constant fluctuation makes budgeting impossible and creates unnecessary stress.
To make matters worse, they repeatedly declined our homeowners insurance because Freedom Mortgage had the wrong address on file when our loan was transferred to them. Instead of fixing their own error, we had to spend hours on the phone trying to correct the issue.
Dealing with them has become a monthly headache. We regularly spend hours trying to resolve problems that shouldn't exist in the first place. The lack of organization, communication, and basic administrative accuracy is incredibly frustrating.
If you have a choice in mortgage servicers, avoid Freedom Mortgage. Our experience has been nothing but ongoing problems and wasted time.
